Rental Cost
Set the rent price you are willing to pay. Don’t forget to include common area fees.
Location
Determine the ideal location for your business. Every small detail matters when choosing where to set up: foot traffic, nearby businesses, public transportation, car accessibility, and accessibility for people with reduced mobility. Also, check with the city regarding permitted activities. A commercial zone may restrict certain types of businesses or products according to local zoning regulations. Don’t forget to ensure that your clients and employees can park easily.
Commercial Space Size
Assess the space required for your business. Do you only need a retail area, or should storage space also be planned? If storage is required, ensure sufficient ceiling height. Also, consider internal circulation within your business. Provide enough space for everyone to move comfortably. Everything matters: landscaping, exterior signage, parking lot maintenance, cleanliness of windows, etc.
Other Fees
Clarify with the developer what is included or not: snow removal, maintenance fees, school and municipal taxes, water or garbage removal fees, etc.
